Where Fort Worth homes actually sold this summer
Two out of every three homes sold between $200,000 and $400,000. That single band is where most of this city actually trades hands.

If you want to know what a home really costs in Fort Worth right now, do not look at the flashy listings. Look at where homes actually sold.
In July 2026, the median sale price in Fort Worth was $333,000. That is down about 1.3 percent from a year ago, so prices are close to flat, not climbing and not falling off (per the Greater Fort Worth Association of REALTORS®, Texas REALTORS® Data Relevance Project, July 2026).
Here is the part most people miss. Two out of every three homes that sold landed between $200,000 and $400,000. That single band is where most of Fort Worth actually trades hands. Above it and below it, the numbers thin out fast.
What that means if you are buying: the $200K to $400K range is where the competition is. If that is your range, be ready before you fall in love with a house. Clean financing, a sharp offer, and quick decisions matter more here than anywhere else on the chart.
What it means if you are selling: in that same band, your price has to be exact. Buyers there are comparing your home against a lot of others, and a few thousand dollars over the line can cost you the first weekend, which is the weekend that matters most.
The good news for everyone is room to breathe. Inventory sits at about 3.9 months, which is balanced ground, neither a seller’s frenzy nor a buyer’s fire sale (per the Greater Fort Worth Association of REALTORS®, reported by the Fort Worth Report, July 2026). That is a calmer market than we have had in a while.
